Terms & Conditions

General Terms

These terms apply to all stays, bookings and services provided by Alderhaven Hospitality Limited at 366 State Highway 33, Rotorua, New Zealand. By confirming a reservation or using this website, you accept these terms.

Accommodation

Room rates are quoted per night and confirmed in writing before payment. Check-in and check-out times are stated in your confirmation. Early arrival and late departure are subject to availability.

Event Bookings

Conference, reception and private event bookings are confirmed by a written agreement covering dates, spaces, catering and guest numbers. A dedicated coordinator is assigned to each confirmed event.

Payments

A deposit is required to secure accommodation and event reservations; the amount is stated in your confirmation. Balances are payable as agreed in writing. All prices are quoted in the currency shown on your confirmation.

Cancellations

Cancellation terms depend on the type of booking and are set out in each written confirmation. Where a cancellation is received within the agreed notice period, deposits are refunded as specified in that confirmation.

Offline / In-Person Services

All relevant activities and experiences offered by Alderhaven — including accommodation, dining, events and the private casino salon — are provided exclusively at our physical venue in Rotorua, New Zealand, and require the guest to be physically present. No service described on this website is offered, delivered or participated in online. This website provides information and a means of enquiry only.

Guest Responsibilities

Guests are responsible for the conduct of their party and for any damage caused to the property beyond normal use. We ask all guests to respect the quiet character of the house and other guests' privacy.

Venue Rules

  • The property is non-smoking indoors
  • Private areas are accessible to registered guests only
  • Photography of other guests is not permitted
  • House rules for the private salon are provided on confirmation

Private Events

Invitation-only events are arranged under a separate written agreement. The host is responsible for their guest list; Alderhaven is responsible for the venue, staffing and agreed services.

Liability

Alderhaven's liability is limited to the value of the confirmed booking to the extent permitted by New Zealand law. We are not liable for indirect losses or for events beyond our reasonable control.

Intellectual Property

All text, design and imagery on this website belong to Alderhaven Hospitality Limited and may not be reproduced without written permission.
